How to Excel at Selling Without Agents
Contrary to popular belief in the housing world, you don't need a professional real estate agent—especially one that wants to charge exorbitant real estate agent fees—in order to sell your home. Now, you might need some remote help from a web realtor service or the like along the way, but for right now, you may be able to get by with some basic common sense. There are a few rules you should use when attempting to sell your home without agents. It's not going to be the easiest of tasks, but it's also far from impossible. In fact, it's just good business. Look at it through the prism of any business transaction: supply and demand. If people want a house, give them what they want.
Of course, this means that you're going to have to offer them something that's clean, pristine and full of dreams. Most people purchasing homes are going to live there and make their life there. Whether it's a young couple moving into a starter home, an established family looking for more room or anything in between, the potential buyer will have to fall for your home hook, line and sinker before purchasing it.
One of the aspects here is price. Doing away with big-name realtors and the subsequent real estate agent fees allows you to become more flexible with the price. But this is only the price. Now it's time to do something with the actual house to make it presentable for the potential buyers.
You want the home to be clean and tidy and very presentable. You don't need to provide anyone with real estate agent fees to know that. But your home also has to be very presentable. You want it to appear lived in without seeming crowded. The trick is to emphasise the space, creating a warm feel, but still managing to leave the potential buyers some room for their visions of how the home will look once they move in. Nail this and you'll sell that house.
