There are many different ways to sell something when the time comes. If you were selling an automobile, you may just slap a for-sale sign on it and/or take out an ad in the paper. If someone wants the automobile, they'll be sure stop by or to call for further information.
Selling a home uses the same basic principles. You put up a for-sale sign up in the yard and a listing goes in the paper. But the results are usually a lot different. Why is that? Well, for starters, we're talking a lot more money. Most people are selling used cars for around $1000 or so. Most are selling homes for around $250,000. This is a huge investment. People can like a car and still buy it, but they'll have to absolutely love a house.
Even still, you may be insistent on selling the home yourself, just to get off with no commission real estate fees that could eat up at over $10-15,000 dollars of your total. So let's look at a few ways that you can get ahead and compete with the big boys when attempting to sell your home in this crowded, forever fluctuating market.
Dealing with private sales and a no commission real estate approach will ultimately leave you with more money in your pockets, but running one or two basic ads may fell on blind eyes. When it comes to newspaper listings and the like, the big boys pretty much have the game sewn up. They have the clout, the credibility and the funding to take out full page ads. What? Are you going to place your for-sale home ad right above the "Black labs for free!" posting? You won't stand a chance.
You'll have to market a little bit differently. Try to avoid competing with other listings and post in a few places. It might cost a little more, but we're trying to make sure many people see it. We're not competing on the same page as the other guys; we're just making sure we have odds of being noticed. Also, make sure you use word of mouth. Put signs up in your yard. Draw as much attention to your property as you can. Hopefully, you'll be able to get it sold and won't have to pay no commission real estate fees.
