The home you're living in and trying to sell doesn't hold that same sentimental value to a potential buyer, so instead of paying $50,000 more for yours, the buyer may go down the street and get a discount.
Prospective buyers pay attention to the price before they even ever look at your home. Forget about those real estate fees for a minute. Every buyer is out there on a budget. They're going to homes that meet their price range. You should do a lot of research, have your home professionally appraised, and attempt to get in this wheelhouse with a somewhat negotiable price that will satisfy all parties.

In fact, it will be quite daunting depending on factors like location, condition (both the home and overall market), and other factors like your neighbors, school districts, etc. Be prepared to negotiate the price and always try to keep it affordable.
